Huneke Homes offers Incentives
“Pop goes the bubble!” Many are saying that the housing bubble is about to pop, others say it will not happen in
the Midwest. The fear of what may happen has caused a slow down in new home activity. New home buyers are afraid to
purchase a new home for two reasons, rising interest rates and the concern of having two house payments in the event
that their existing home does not sell quickly. Tom Huneke of Huneke Homes has offered a variety of solutions for
his customers to choose from. Each solution is designed to reduce or eliminate any concern.
One of the major concerns is rising interest rates. Huneke Homes will guarantee that your rate will not go up.
Even if mortgage interest rates increase their customers enjoy the comfort of knowing that their interest rate is
locked in. Huneke Homes pays all the lock fees. No charge to the customer, they simply sit back and watch their
new home being built.
Another concern is selling the existing home. What if the new house is done but the old house has not sold yet?
The customer will have two house payments. Huneke Homes reduces this risk significantly by paying the principal and
interest payment for the new home for three months. The customer gets to live in the new home and not have to pay for it.
Huneke Homes pays the first three P and I payments. This gives the customer more than sufficient time to sell the old house.
Let’s add up the days. A house usually sits on the market for 60 days, gets a contract and then closes about 45 days later.
Add in 90 more days that Huneke Homes pays for and the customer gets a total of 195 days to sell their home before they
need to worry about two house payments. What a deal!
Huneke Homes has also thought about the customer who is not concerned about selling their existing residence
but would rather just get the best mortgage interest rate possible. In this case, an incentive is offered that
will buy down the interest rate. The customer gets his best rate possible with the mortgage company and then
Huneke Homes pays 2% points on the new loan. This buys the rate down significantly. The customer pays nothing
to the buy down but yet gets the savings for the life of the loan .
These incentives are not the only ones that customers have to choose from. Some customers enjoy a new
hot tub for five or a new refrigerator, washer and dryer. Tom Huneke said “it is a buyers market today.
The bubble may have already popped. Therefore, incentives, discounts and give aways are necessary to help
customers get into their dream home. Few offers on our homes are considered ridiculous. We accept and
entertain most any offer and suggest customers come out to our subdivisions and take advantage of what
we are offering but hurry because these offers will soon be gone.”
